How long do flat roofs last?
A flat roof can be expected to last 20-30 years, thanks to improved modern flat roofing materials and detailing.

What roofing materials do you use?
We only use trusted and reputable roofing materials from brands like Marley, Cupa Pizarras and Sandtoft.
Our experience has taught us that good materials and proper installation are key to the long-term performance of a roof, so we don’t cut costs by using cheaper materials.
During what hours will the roof be worked on?
Your roof will be installed in daytime during the week. Our normal roofing hours are between 8am and 4pm.
How soon can you start?
We will usually visit you for a site visit within a few days, and work typically starts around 2 weeks later. Depending on the size and complexity of your roof, most projects are completed within 4 weeks.
Can I install a skylight or rooflight in a flat roof?
Yes. Flat roofs are very well suited to rooflights and skylights, which can bring natural light into an extension or room below. Correct installation and weatherproofing around the opening are important, so it’s often convenient to install or replace a rooflight while other flat roofing work is being carried out.
Can I replace a felt roof with EPDM?
Yes. An old felt roof can often be replaced with an EPDM rubber roofing system. The existing covering will usually be removed so the roof deck underneath can be inspected and any damaged areas repaired before the new roof is installed.
We can advise whether EPDM, modern felt or another system is the best option for your particular roof.
Can flat roofs cope with heavy rain and snow?
Yes. A properly designed and installed flat roof is built to cope with normal British weather, including heavy rain and snow. Flat roofs are made with a slight fall to direct rainwater away.
Keeping gutters and outlets clear is important, as blocked drainage can allow water to collect on the roof.
Can you walk on a flat roof?
Many flat roofs can handle occasional foot traffic for inspection and maintenance, but its best not to assume that any flat roof is safe to walk on.
The roof structure, covering and its condition all matter, and foot traffic can sometimes cause damage to the underlying materials. If you’re unsure, ask us for advise first.
Can I put decking or use my flat roof as a roof terrace?
A flat roof can often make an ideal roof terrace, but the structure needs to be capable of supporting the additional weight and foot traffic, and the waterproof covering must be properly protected.
Planning permission, Building Regulations and safety requirements may also apply, so it’s important to get advice before making any changes.
